Heading to Vegas for the first time from the 22nd september for 3 nights midweek, the rates at all the hotels still appear to be really expensive on the various online sites I have been browsing compared to rates that are availble for stays at the moment.
Is it better to wait till the last minute to book or is september an expensive month in LV?

Weekends are always more expensive. If its more expensive already, chances are there%26#39;s probably something going on in Vegas that weekend, or at least at that location. Odds are the price will only go up for the weekend, unless you find a deal.

I think it looks like there might be something on over those dates though as even caesars most basic standard rooms are around 500 a night
Don%26#39;t know if anything is going on. I went last Sept Mon/Thurs around the 10th and prices at Bally%26#39;s were reasonable. If you book directly with hotel, you can watch rates and cancel and rebook, or call hotel and get lower rate if the drop. Not so if you book with one of the oneline travel sites.
Like poster said weekends are always more expensive.
Plus there is a National Mining convention in town. 9-22 to 9-24 with 36,000 people, not that this is a huge amount.

Sept is cheapest the first week, may be much higher later weeks
We are going the second week of Sept and I noticed that everything was high. I asked why when I booked at MGM Grand and he told me that convention season would start in Sept and there were quite a few that week so that could have something to do with it. Since you%26#39;re going mid week, you should be able to still find some decent rates if you keep looking. If you find something you can live with, book it if it is refundable and then keep looking, you may find something cheaper and can cancel your original reservation. If you%26#39;re going to do that, I would be sure to book directly with the hotel.
The rates seem cheaper right now because it is a less busy time during the summer. A lot of people don%26#39;t like the intense heat and there are usually no conventions during the summer.
If you see a rate that is reasonable- book it making sure it is one that you can cancel(most-but not all-are). If the rates drop you can always contact the hotel for the cheaper rate or cancel within the cancellation period and rebook at another hotel. You can only do this if you deal with the hotel directly. You have nothing to lose and everything to gain by doing this-if the rates go up- you have your rate locked in; if the rates go down-contact the hotel for the cheaper rate.
That is an expensive week, most hotel rates double or more the summer lows.
Best buys are Rio $130, MGM Signature(nonsmoke)$185, Desert Rose $110.
If you will have a car, South Point is new, nice, and cheap but you have to commute to the strip.
Bills $81 is mid strip but a very limited property, a shame for a first trip. The shabby Imperial Palace nearby is $80, closer to being a real resort.
MGM is a great place, at $180 not a bargain, but great all around esp. for a first trip, alternative to MGM Sig if a smoking room needed.
MGM link on smartervegas gets $170 +tax Grand tower, or $220 for Hollywood suite, either would do nicely. $35 dining credit per trip, 2 free floatie rentals at pool.
on the same site, Luxor at $130 with code, is a cool looking place, nice for a first trip
the days you are there, the 21-24 there is alot of conventions.
